- Intro callWe'll start with a 15-minute call to go over your timeline, budget, and what you're looking for. It's also a chance to make sure the process and the timing work for you before moving forward.
- Getting pre-approvedBefore we tour homes, I'll connect you with a mortgage broker so you know exactly what you can afford and can move quickly when the right property comes up.
- The searchI'll set up a tailored MLS search and we'll tour properties that match your criteria. I'll flag anything worth knowing about each one — pricing, condition, neighbourhood context.
- Making an offerWhen you're ready, I'll handle the paperwork and walk you through every term, condition, and deadline before you sign anything.
- ConditionsIf the offer is conditional, we'll complete financing, inspection, or status certificate review within the agreed timeframe. I'll coordinate the professionals and keep the timeline on track.
- ClosingI stay in contact with your lawyer through to key release. Once it's done, you'll have everything you need to take possession.
Energy efficiency as a purchase criterion
